Buy-To-Let Mortgages

Before Buy-To-Let mortgages existed, to get the neccessary funds to purchase property you had to approach your bank manager for a commercial loan. Thirty years ago, even twenty years ago, building societies would only lend money against individual house purchases. The commercial loan rate was not as favourable as what we've seen in recent yearscompared to buy-to-let mortgages, so for people venturing into this it was carefully thought out, all costs would have been analysed there would have been a clear sense of purpose and direction, as you may know getting money from bank managers can be something of an arduos task.

Over time, banks and building societies came up with new products for their customers (and more profits for their shareholders). The arrival of the The Buy-To-Let morgage made it very easy for people to get into the rental market, which in turn helped fuel the housing market bubble.

New Developments

It was made very easy to apply for these types of mortgages. Lots of first time property landlords bought into this quick way to make money and started to buy fantastic riverside apartments, new city flats, and converted warehouse flats. Buyers thought  if they bought these amazing apartments, the rental income would cover their mortgage/loan payments and other fixed costs. 

Nothing is ever that easy. The amount of rental income per month needed to over mortgage payments weren't the same. New Landlords had mortgages of £750 plus per month and couldn't get the properties let out for more than £600.  The sums weren't adding up, there were too many properties all the same, not enough tenants and not enough established infrastructure nearby these new developments to further entice new tenants. 


Now that prices are starting to become more fixed, static and even starting to fall is when the real property developers will be moving in to those types of developments. The whole premise behind Property Developing and the buy-to-let sector  is in the  long-term. It is difficult to make a quick profit but it still can be done.The trick is to find the exact location where properties are cheap and there also has to be several other desirable factors in place.
